In close proximity to some of London’s leading colleges, this location has become a key target area for increased student residential capacity in south London. The student specialist Downing invited tp bennett to design two new towers in Miles Street, Vauxhall: one a 37-storey student tower and the other a six-storey office block.

The striking tall tower, Downing’s second in the area, has a varied configuration with 841 student rooms ranging from studios, three bed ‘threedios’, and en suite within five, six and seven-bedroom clusters. It has an active frontage with a ground-floor café and reception area, as well as a sky garden.

The open-plan office building is its commercial complement. With 3,583 sqm of sustainable space, it aims to attract occupiers with flexible office space and outdoor space including a games area on the roof. The development also features a public sports facility for tenants and the wider community. Completed in 2021, the £250m development is now integral to the area’s urban grain.
