Solution
Completed in 2010, this tower – now known as Chapter Spitalfields – set the tone for the subsequent boom in new-build student accommodation and is considered a pioneer of this buoyant sector. As tp bennett’s Nenad Manasijevic says, “It was a step change towards the top end of the market that could become a new residential typology for younger people”. It also anticipated the growth of Spitalfields as a vibrant quarter on the fringe of the City of London.
Located at 100 Middlesex Street, the tower consists of 35 slender storeys, built on the site of a 1960s office building and taking its height from the offices in the eastern City.
Outside, a piazza provides a new connection to Liverpool Street station, and the façade has a dynamic composition of high-performance glass and aluminium panels. The scheme also includes a block of private apartments and a five-storey office building, both reflecting the brick-built character of the neighbourhood. Within, different modules offer the 1,200 students a choice of size to cater for this increasingly demanding market.
