King & Spalding New York Headquarters

March 23, 2026

tp bennett has completed the new 190,000 sq ft global hub for King & Spalding at 1290 Avenue of the Americas, marking a significant milestone for both organisations and strengthening the practice’s growing presence in the United States. Working with architect of record, Design Republic, who oversaw the technical design & delivery, the project realises a contemporary, amenity rich workplace.

Occupying four floors in the landmark Midtown Manhattan tower, the new headquarters brings together collaboration, wellbeing and client experience as core design drivers. The workplace serves as a global meeting point for the firm’s lawyers and clients, with nearly one third of the floor area dedicated to shared spaces. These include 15 meeting rooms, a 200 person multi purpose room and a lively staff café, The Side Bar, creating a flexible environment for a wide range of interactions from day to day teamwork to large scale events.

Our design approach centred on equitable access to light and amenity, ensuring all staff benefit from a healthy, engaging environment. The series of bold architectural interventions include dramatic slab openings to allow for feature staircases and visual connection across the floors, as well as four generous terraces that introduce light, movement and uninterrupted views across Midtown, framing views of the city. The result is a contemporary, people focused workplace that supports global teams and marquee clients alike.

Emma Green, Principal Director at tp bennett, describes the design intent as one centred on openness and connection. Introducing light into the heart of the building and creating intuitive circulation routes were critical to transforming a deep plan environment into “a vibrant, collaborative hub” that supports the ambitions of a global law firm. This approach aligns with the broader practice philosophy of designing workplaces that are inclusive, human centred and grounded in the everyday experience of the people who use them.

This project builds on tp bennett’s longstanding partnership with King & Spalding, having previously delivered work for the firm in London, as well as expands a substantial portfolio within the legal sector and strengthens its presence in the US market.

Completed with the support of an experienced team, including Design Republic (architect of record), Cushman & Wakefield (project management), Structuretone (general contractor), CFS Engineering (M&E), Loop Lighting (lighting) and Diversified (AV).
