Gascoigne West Phase II – Winner of the Pineapple ‘Place of the Year’ Award 2025

Winner of the Pineapple ‘Place’ of the Year 2025’ award, Gascoigne West Phase 2 sets a new benchmark for equitable and sustainable urban living.

Developed by Be First, London Borough of Barking and Dagenham’s urban regeneration company, designed by White Arkitekter and delivered by Wates Group with executive architect tp bennett, Gascoigne West Phase 2 provides 386 new homes, a community hub and a 1,500sqm playground.

Part of the borough’s broader transformation programme to create more affordable housing, Gascoigne West Phase 2 promotes Barking’s vision to become one of the greenest, most affordable and sustainable areas in East London. The development’s innovative approach demonstrates how urban regeneration can successfully balance design, community needs and environmental sustainability.

The Jury said “An inspiring model for urban design and regeneration. This phase has been sensitively stitched into the existing community through new routes and dedicated play areas that are well used and enhance permeability. The project displays a real social conscience, demonstrating a high level of social awareness, including intergenerational engagement and a particular focus on the needs of women and girls.”
