33 Canada Square set for major green retrofit as One Eden

Planning consent has been secured for the refurbishment of 33 Canada Square, which will be transformed into One Eden for Canary Wharf Group.

Located at the epicentre of Canary Wharf, adjacent to Eden Dock, our design, our design reimagines the landmark building as 545,000 sq ft of future-ready, high-quality workspace, delivered on a pre-let basis.

A dramatic new internal atrium sits at the heart of the design, bringing natural light deep into the building. Atria winter gardens and a rooftop terrace introduce opportunities for amenity and biodiversity, alongside retail space and an optional rooftop restaurant, creating a dynamic and flexible workplace environment.

The retrofit retains 97% of the existing sub and superstructure, preserving over 62,000 tonnes of concrete, while introducing fully electric heating and highly efficient building systems. Together, these measures significantly reduce both embodied and operational carbon, setting a new benchmark for sustainable retrofit in London.

The project is targeting BREEAM Excellent, Nabers 4.5-star, WELL Platinum and EPC Rating A certifications, as well as being WiredScore Platinum enabled for best-in-class digital connectivity.
