Reimagining a Canary Wharf landmark for a new era, the project will transform one of the district’s early office buildings into a flexible, future-focused workplace features an ambitious low carbon design that will set a new benchmark for commercial retrofit.

One Eden, the building previously known as 33 Canada Square, sits at the heart of Canary Wharf, next to Eden Dock and connected to Jubilee and Canada Square parks. In 2026, planning consent was secured for its comprehensive refurbishment, which will be delivered on a pre-let basis to provide more than 545,000 sqft of top-tier workspace, supported by retail, amenities and rooftop dining. Developer, CWG’s CIO, John Mulqueen sees the project as encapsulating “the future of Canary Wharf” for its combined approach to sustainability, wellness and high-quality design.
The building was originally designed by architects, Foster + Partners and completed in 1999. Within the sleek rounded glass façade are open, flexible office floors centred on a dramatic central atrium, which floods the building with light.
Its reimagining by TP Bennett will retain as much of the existing structure as possible to set an ambitious new retrofit benchmark.
The plans use 97% of the existing sub and super structure to preserve more than 62,000 tonnes of concrete. Addressing operational energy, the building will be fully electric, powered by efficient heat pump technology. Embodied carbon is estimated to be less than 471 kgCO2/m2 – more than 12% lower than the UK Net Zero Carbon Buildings Standard for retrofit projects commencing in 2027. The high-performance glazing, efficient HVAC systems, heat recovery ventilation, LED lighting and advanced building controls are all designed to contribute to a 44% reduction in regulated carbon emissions. Photovoltaic panels and dual power supply further support these environmental aims, while tenant generator capacity provides resilience.
The plans also bring new life and greenery into the building via atria winter gardens and a rooftop terrace. Measured against stringent industry benchmarks, the plans demonstrate innovation across environmental, social and digital metrics by targeting BREEAM Excellent, NABERS 4.5-star. WELL Platinum, EPC Rating A and WiredScore Platinum for best-in-class digital connectivity. These ambitions are guided by a deep understanding of London’s commercial market and tenant expectations.
