Solution

The Battersea Reach development has already changed this part of south-west London. To the south of the area, in York Road, tp bennett was asked to address an infill site occupied by a petrol station, with the aim to provide housing and create a visual link between the development and the low-rise townscape of Wandsworth.

The site previously had outline consent for an office scheme. With residential demand more pressing, a ‘build to rent’ or PRS development was decided upon. Featuring 89 units from one-bedroom apartments to three-bedroom penthouses, the mid-rise design reflects the industrial heritage of the area, with a rhythmic brick façade, while inside, PRS influenced the design by offering a duplex apartment type to give greater separation between the equally-sized bedrooms. In common parts, a double-height entrance lobby and resident work-space fosters a sense of community, while two double-height amenity spaces are likely to become a gym and a cinema: particularly apposite as the Art Deco Savoy Cinema once stood on this site, referenced by a signature curve on the scheme’s southern elevation.

Planning consent has been granted and the scheme currently awaits construction.
